How long does an exterior painting project take for a multifamily property?

Most multifamily exterior painting projects take between three and ten business days depending on building size, surface condition, and scope. We provide a clear timeline in your estimate so you can coordinate with tenants and staff.

Do you work around tenants and occupied units?

Yes. Our crews are experienced working on occupied properties. We coordinate access, keep walkways clear, and communicate with property staff to minimize disruption for residents.

What preparation is included before painting begins?

Preparation includes cleaning, scraping loose paint, spot priming bare wood, caulking gaps, and addressing minor wood rot. Major repairs are scoped separately so there are no surprises.

Why can't rotted wood just be filled with wood filler or painted over?

Painting over or filling active wood rot traps moisture inside the lumber, allowing wood-decay fungi to continue digesting the cellulose. Within 12 to 24 months, the paint fails, the substrate crumbles, and framing behind it rots. Full replacement down to sound wood is the only lasting, code-compliant solution.

What areas of managed properties in New England suffer the most wood rot?

In New England, exterior wood rot concentrates at lower window sills, chimney corner trim, gutter overflow splash zones on fascia and soffits, roof drip lines, porch stair stringers, and deck ledgers where snowpack and freeze-thaw cycles create chronic moisture traps.
